How to Compare UAE Mortgage Offers Beyond the Interest Rate

A mortgage rate is important. It is not the whole offer.

Put two mortgage offers side by side and your eye naturally goes to the smaller percentage. That is useful — but it is only the first line of the comparison.

The lower rate may be fixed for less time, followed by a higher margin, accompanied by larger upfront costs or attached to terms that are less suitable if you refinance or settle early. A slightly higher introductory rate can sometimes produce the better overall outcome.

The Central Bank of the UAE requires mortgage providers to disclose costs and risks sufficiently for borrowers to assess suitability, including the interest or profit rate, repayment period, periodic instalment, insurance requirements and fees. Consumer-protection standards also require a Key Facts Statement before a financial product is provided.

Change the question. Instead of asking, “Which bank has the lowest rate?”, ask, “What will each mortgage realistically cost me over the period I expect to keep it?”

Eight things to put on one comparison sheet

Initial rate

The interest or profit rate you will pay during the introductory or fixed period.

Fixed-period length

How long that initial pricing is protected before the facility moves to its next pricing stage.

Post-fixed formula

The benchmark and lender margin — or equivalent pricing mechanism — that applies afterwards.

APR

An annualised measure designed to incorporate interest/profit and relevant product fees.

Upfront fees

Processing, valuation and other lender-related charges payable around approval and completion.

Insurance / Takaful

Property and life protection costs can change the effective monthly or annual cost.

Settlement flexibility

What happens financially if you repay early, make a partial settlement or refinance.

Your expected holding period

A five-year ownership plan should not necessarily be evaluated like a 20-year mortgage relationship.

Compare the fixed period, not just the fixed rate

A 3.99% rate fixed for one year is a different proposition from 4.09% fixed for three years. The first is cheaper today; the second gives you longer protection from repricing.

That does not make the longer fix automatically better. If you expect to sell, refinance or repay a substantial amount relatively soon, paying more for longer certainty may offer little value. If stable household cash flow matters, the opposite may be true.

So compare the rate and its duration as one item. Separating them can make a short promotional rate look more attractive than it really is.

What happens after the fixed rate can matter more

Many UAE mortgages move to variable pricing after the introductory period, commonly using a formula such as EIBOR + the lender's margin.

The margin deserves particular attention because it can remain relevant long after the introductory rate has disappeared. Saving 0.10% for two years may be less valuable if the mortgage then moves onto a materially higher margin for the years that follow.

Check

Why it matters

EIBOR tenor / benchmark

Identifies the reference rate used once variable pricing applies.

Bank margin

The contractual percentage added to the benchmark can materially affect longer-term pricing.

Reset frequency

Determines when benchmark changes are reflected in your mortgage.

Rate floor or other conditions

Can affect how far the applied rate moves when the benchmark changes.

Payment at a stressed rate

Shows whether your budget remains comfortable if rates are higher later.

A two-year fixed rate is a two-year decision inside a much longer mortgage. Always read the line that explains what happens in year three.

Use APR — but do not stop there either

APR gives you a broader lens than the headline interest or profit rate because it brings relevant financing costs into an annualised measure. CBUAE consumer-protection standards require APR disclosure for financing products.

It is especially useful when two offers have similar rates but different fees. A mortgage with the lower headline rate does not necessarily have the lower APR.

APR still cannot predict your personal future. Selling early, refinancing, making partial repayments or entering a variable-rate period in a different interest-rate environment can all change the real cost you experience.

Use APR as a comparison signal, then read the Key Facts Statement and facility terms to understand what sits behind it.

Do the rate saving and the fee saving point in the same direction?

Mortgage offers can include processing fees, valuation charges and other lender or transaction-related costs. Some offers may discount or waive a particular fee as part of a promotion; others may price the facility differently.

For context, Emirates NBD's current home-loan Key Facts Statement lists a processing fee of 1.05% of the loan amount and a completed-property valuation charge of AED 3,150 inclusive of VAT. These are examples from one lender, not market-wide standard charges.

Convert the percentages into dirhams. Then ask a more useful question: How much does this mortgage cost me to establish, and how long will any rate saving take to recover that upfront difference?

Insurance or Takaful can change the monthly comparison

Property insurance and life insurance or Takaful requirements vary by lender and product. The cost may be quoted as a monthly charge, an annual amount or under another pricing structure.

This matters when two mortgages have very similar instalments before protection costs are included. A small rate advantage can be reduced — or sometimes outweighed — by differences elsewhere in the facility.

Ask for the protection cost in actual dirhams, not only as a percentage. Then establish whether it changes as the outstanding mortgage balance falls and what happens if you refinance or settle early.

Compare the cost of leaving, not only the cost of joining

A 25-year mortgage does not mean you will keep the same facility for 25 years. You may sell, refinance, receive funds you want to use for a partial repayment or simply find a better structure later.

That makes flexibility part of the purchase decision from day one — even if you have no immediate intention of leaving the lender.

Under the current CBUAE fee schedule, home-loan early settlement charges are capped at 1% of the outstanding balance or AED 10,000, whichever is lower. Partial-settlement charges are subject to the same stated maximum. Actual lender charges should be confirmed in the current Key Facts Statement and facility documents.

A mortgage with a competitive entry rate but poor flexibility may become expensive when your plans change.

Offer A vs Offer B: why the lowest rate may not win

Read only the first row and Offer A wins. Read the whole table and the answer becomes less obvious. Offer B asks for 0.10% more initially, but provides another year of fixed pricing, a lower post-fixed margin and a lower illustrative processing fee.

The point is not that Offer B wins. The point is that you cannot know from the headline rate alone. The loan amount, protection costs, holding period and future benchmark environment still need to be modelled.

Illustrative figures only. They are not current offers from any named UAE lender and should not be used as a mortgage quotation.

Compare mortgage offers in this order

Confirm that each offer is genuinely available to your profile

A theoretical low rate is irrelevant if the lender will not accept your income, employer, business, property or transaction.

Put every offer on the same loan amount and term

Otherwise monthly-payment comparisons can be misleading.

Compare the fixed rate and fixed-period length together

A rate without its duration is incomplete information.

Write down the post-fixed formula

Benchmark, margin, reset frequency and any floor or other pricing condition should be visible in the comparison.

Add the establishment and recurring costs

Processing, valuation, insurance or Takaful and relevant transaction charges all affect the economics.

Model your realistic holding period

Compare what the facility may cost over the period you realistically expect to keep it, not only the first year.

Check what happens if your plans change

Review partial settlement, early settlement, refinance and other flexibility before signing.

Read the Key Facts Statement before the facility letter

Use it to identify the core pricing, fees, risks and obligations, then verify the final terms in the formal mortgage documentation.

The best mortgage is the one that fits the plan behind the purchase

Rate matters. But so do certainty, upfront cash, longer-term pricing and the freedom to change course.

A buyer expecting to sell in three years should not necessarily evaluate an offer the same way as someone planning to keep the property for 15. A borrower prioritising the lowest immediate instalment may make a different choice from one who wants longer payment certainty.

That is why Miracle Keys starts with the borrower and the transaction, then compares the lenders. The mortgage should fit the plan — not force the plan to fit the mortgage.

Comparing UAE mortgage offers: FAQs

Is the lowest mortgage rate always the best offer?

No. A lower introductory rate can be offset by a shorter fixed period, higher post-fixed margin, higher fees, protection costs or less suitable flexibility. Compare the whole facility.

What is APR on a UAE mortgage?

APR is an annualised measure that incorporates the interest or profit payable and relevant fees. It can help compare the broader cost of different financing products, although your actual outcome still depends on how long you keep the mortgage and how rates change.

Should I compare monthly instalments or rates?

Compare both, but on the same loan amount and term. Then add upfront fees, insurance or Takaful and the post-fixed pricing structure so the instalment is not viewed in isolation.

Why does the bank margin after the fixed period matter?

If the mortgage later becomes benchmark-linked, the bank's contractual margin is added to that benchmark. A lower margin can become important if you remain with the mortgage after the fixed period.

What is a Key Facts Statement?

It is a pre-contract disclosure document required under CBUAE consumer-protection standards. It summarises important product information such as rates, fees, terms, obligations and key risks.

Should I choose a two-, three- or five-year fixed mortgage?

There is no universal answer. Compare the rate difference, post-fixed pricing, expected ownership period, likelihood of refinancing and how much payment certainty matters to your budget.

Can I refinance if another bank becomes cheaper later?

Potentially, subject to eligibility and the economics at that time. Include early-settlement charges and the new mortgage's valuation, processing, registration and other costs before deciding whether switching produces a genuine saving.
