Buying UAE property from France?

Start with what your French income can realistically finance.

If you live and earn in France, your UAE mortgage is assessed using an overseas financial profile. Your income, employment or business structure, existing commitments, available deposit and the property you intend to buy all influence the route available to you. Miracle Keys helps you understand that route before you commit to the property.

Your financial profile

The mortgage starts in France. The property happens in the UAE.

A UAE lender is not only looking at the property you want to buy. It also needs to understand where your income comes from, how consistently it is earned, what financial commitments you already carry and how the cash contribution to the purchase is being funded. That is why we assess the borrower before we compare mortgages.

  1. Step 1

    France — income, documents, deposit

  2. Step 2

    UAE lender assessment

  3. Step 3

    The UAE property

From income to application

The lender needs to see the story behind the number.

  1. 01

    Income

How much do you earn and in what form? Salary, business income or another verifiable source.

  2. 02

    Evidence

Can the income be supported through the relevant employment, banking, tax or business documentation?

  3. 03

    Commitments

Existing loans, mortgages and other financial obligations can affect affordability.

  4. 04

    UAE mortgage route

Once the profile is understood, relevant UAE lenders and financing structures can be compared.

Documentation

What may be needed from France?

Exact requirements vary by lender and profile.

  • Passport
  • Proof of residence / address
  • Employment evidence
  • Recent payslips
  • Personal bank statements
  • Evidence supporting declared income
  • Existing loan or mortgage information
  • Additional lender-specific documents

These may include the above; exact requirements vary by lender, property and profile.

French income evidence

Depending on the case, French tax or income documentation may help support the income profile. Do not prepare, translate or certify every document before the lender route is clear — we will first tell you what is relevant to the application being considered.

Currency planning

Your property is priced in AED. Your finances may still be in EUR.

Your property price, deposit, purchase costs and mortgage will ultimately be calculated in UAE dirhams. If your available funds are held in euros, exchange-rate movement can change the amount of EUR required to complete the same AED purchase. Build room into the purchase plan rather than treating currency conversion as an afterthought.

Plan with the mortgage calculator

Miracle Keys provides UAE mortgage advice. Currency, tax and investment advice should be obtained separately where required. AED is pegged to the US dollar, not the euro, so EUR/AED can move.

Three things need to work together.

A strong income profile alone does not make every property mortgageable. And a mortgageable property does not automatically make every applicant eligible. We look at both sides before recommending the route.

Don’t choose a UAE property using a mortgage assumption.

A broker, developer or agent may tell you financing should be possible. That is not the same as having your own income, documentation, deposit and property assessed against lender criteria. Check the financing before the commitment becomes difficult to reverse.

What documents may I need from France?+

Requirements differ by lender. Employment evidence, income documents, bank statements, proof of address and tax or business information may form part of the application.

Can I apply before travelling to Dubai?+
