Buying from India changes the paperwork. Not the need for a clear mortgage decision.

The UAE lender

Can the UAE lender finance you — given your income, employment or business profile and the property?

India documentation & funds

Can the documents and funds supporting the purchase be presented properly from India? Miracle Keys helps you prepare both sides.

Three things need to work together.

01

Your borrower profile

  • Income
  • Employer / business
  • Liabilities
  • Financial history
02

The UAE property

  • Value
  • Location
  • Type
  • Valuation / lender acceptability
03

Your funding route

  • Deposit
  • Purchase costs
  • Source of funds
  • Transfer evidence

Planning the money is part of planning the mortgage.

If you are an Indian resident funding an overseas property purchase, your remittance route from India should be considered alongside the UAE mortgage.

  1. Step 1

    India savings / income

  2. Step 2

    Authorised remittance route

  3. Step 3

UAE deposit + transaction costs + UAE mortgage

  4. Step 4

    Property purchase

Regulatory note

Under the Reserve Bank of India’s Liberalised Remittance Scheme, resident individuals may currently remit up to USD 250,000 per financial year for permitted current or capital account transactions. The RBI framework also permits acquisition of immovable property outside India under the Scheme. Your authorised dealer bank and tax / financial adviser should confirm the treatment, documentation and tax implications applicable to your transaction.

Scope: Miracle Keys advises on the UAE mortgage. Your Indian bank and relevant tax / financial adviser should confirm the Indian remittance and tax treatment.

Paperwork

Show only the route relevant to you

  • Passport
  • India address proof
  • Employment letter / salary evidence
  • Personal bank statements
  • Existing liabilities
  • Property information when available
  • Additional lender-specific documents

These may include the above; exact requirements vary by lender, property and profile.

Before paying the booking amount, know these four things.

01

Your likely mortgage eligibility

02

How much cash you may need

03

Whether the property fits lender criteria

04

How your funds will reach the UAE

A property decision and a mortgage decision should happen together.
