The process is time-sensitive because the developer, lender, valuer, buyer and registration authority must complete their respective steps within the handover window. Buyers who start only after receiving a final payment notice may have less flexibility if documents are missing, valuation is delayed or the bank requests additional information.

What Is Handover Payment Finance?

Handover payment finance is an approved property-finance arrangement used to pay an outstanding developer balance as an off-plan project approaches completion. The bank normally assesses the applicant's affordability and the property's acceptability before releasing funds under the agreed mortgage conditions.

During construction, the buyer may have paid a percentage of the purchase price through scheduled instalments. The remaining balance can be due at completion, upon a particular construction milestone or before ownership registration. Where a suitable lender is available, the buyer may apply for a mortgage to cover an eligible portion of that amount.

Finance is not automatic.
