Changing jobs can be great for your career and awkward for your mortgage at exactly the same time.
A higher salary, better title or stronger employer does not automatically make a mortgage application easier if the move also creates a new probation period, shorter employment history or a different income structure.
Possibly. There is no single UAE-wide rule that automatically bans a mortgage application during probation, but lenders assess employment stability and may require a minimum service period or completed probation. A recent job change can also trigger reassessment even after pre-approval, especially if your salary structure, employer or job type has changed.
That means the real question is not simply whether you are on probation. It is whether a suitable lender is comfortable treating your new income as stable and sustainable.
Can You Get a Mortgage While You Are Still on Probation in the UAE?
Potentially, but lender choice can be narrower.
UAE mortgage regulation requires lenders to assess a borrower's ability to repay and consider factors that can affect that ability, including other debt obligations, the security of employment and whether income is reliable and sustainable. (UAE Central Bank)
The regulation does not create one universal rule saying every applicant must have completed probation for a mortgage. Individual banks therefore apply their own employment and service-length policies.
For example, Emirates NBD currently publishes a specific eligibility condition for expatriate home-loan applicants: at least three years of employment in the UAE and at least one year in the current job.
That is an Emirates NBD policy, not a UAE-wide rule. Another lender may use different criteria. This is why changing jobs can reduce your lender options without automatically ending your mortgage plan.
Why Employment Stability Matters to UAE Mortgage Lenders
A mortgage can run for decades. The lender is therefore not only checking what you earn today; it is assessing whether that income looks dependable enough to support future repayments.
CBUAE responsible-financing standards require financial institutions to verify employment income and other regular income, assess affordability, review creditworthiness and consider whether the borrower can meet current and future obligations. (UAE Central Bank)
Length of service
A longer service history gives the lender more evidence that your current income is established. A brand-new role gives it less history to assess.
Probation status
Probation can matter because your employment has not yet reached the same level of confirmation as a long-established role. Some lenders may require completed probation or a minimum period of service, while others may review the wider profile differently.
Salary structure
A move from a fixed monthly salary to a package with large commissions, bonuses or variable allowances can change how much income a lender is willing to recognise, even when the headline package is higher.
Employer and industry
Lender policy can also vary by employer, sector and the continuity between your previous and new role. The bank is trying to understand whether the income is likely to continue, not simply whether the new business card has a better job title.
What Happens If You Change Jobs Before Applying for a Mortgage?
If you have not applied yet, a job change can alter which banks fit your profile.
The effect depends on details such as how long you were with your previous employer, whether the new role is permanent, whether you remain in the same field, whether your fixed salary has changed, whether your compensation has become more variable, and whether the lender has a minimum current-service requirement.
The mistake is assuming that a salary increase automatically cancels out the risk created by a new employment record.
Before submitting applications, check your profile against lender criteria and consider obtaining mortgage pre-approval before making a binding property commitment.
What Happens If You Change Jobs After Mortgage Pre-Approval?
This is more sensitive.
Mortgage pre-approval is conditional. It is based on the financial and employment information the lender assessed at that time. A new job can materially change that information.
Your salary may change. Your employer changes. Your length of service resets. A probation period may begin. Your allowances or bonus structure may be different.
The bank may therefore request updated documents, reassess affordability or reconsider whether its employment policy is still met.
That is why changing jobs during the mortgage process appears in our guide to common UAE mortgage mistakes. It does not mean every case fails, but it is exactly the kind of change that should be discussed before you resign or sign a property contract.
Does a Higher Salary After Changing Jobs Automatically Help?
No.
Imagine you were earning AED 25,000 per month in a job you had held for four years. You move to a new company on AED 32,000 but are now one month into a six-month probation period.
Your income is higher, which may improve affordability. But your employment history with the new company is much shorter and a lender may apply different policy to the new role.
Both things can be true at once: the new salary can improve the affordability maths while the new employment status narrows lender choice.
Use the UAE mortgage calculator to test the affordability side, but do not treat the calculator as a substitute for lender employment criteria.
How Long Do You Need to Be in Your Current Job?
There is no single service-length rule that applies to every UAE mortgage lender.
Published criteria can differ materially between banks. Emirates NBD, for example, currently states that expatriate applicants need at least one year in their current job in addition to a longer UAE employment history.
Other lenders may use different rules, which is why a rejected or unsuitable application at one bank does not automatically describe the whole market.
If you have recently changed jobs, check current criteria before making multiple applications.
What Documents May Be Needed After a Job Change?
Requirements vary, but a lender may request updated evidence that allows it to understand your new employment clearly.
- New employment contract or offer letter
- Updated salary certificate
- Recent payslips where available
- Bank statements showing salary credits
- Previous employment or salary evidence where relevant
- Confirmation of probation or employment status if requested
- Updated Emirates ID, visa or employer information where applicable
- Details of any change in allowances, bonus or commission structure
The objective is not to overwhelm the bank with paperwork. It is to make the new income story easy to verify.
What If Your New Job Has Commission, Bonus or Variable Income?
This can matter as much as the job change itself.
CBUAE mortgage rules state that only reliable and sustainable income should be included in repayment assessment, and that bonuses or other non-standard or temporary income should be discounted or excluded when they are not guaranteed. (UAE Central Bank)
So an offer of AED 20,000 fixed salary plus a potential AED 15,000 monthly commission is not necessarily assessed as AED 35,000 of dependable mortgage income.
If your new compensation is more variable than your previous salary, establish what a lender is likely to recognise before choosing your property budget. Our minimum salary for a UAE mortgage guide explains why headline salary and actual borrowing capacity are not the same thing.
Should You Wait Until Probation Ends Before Applying?
Sometimes waiting improves your options, but it is not automatically the right decision for every buyer.
If a suitable lender is comfortable with your current profile, waiting may not be necessary. If your lender choices are currently very limited, your probation is nearly complete, or your documentation is still thin, waiting can make the application simpler.
The decision should be based on the actual lender criteria available to you, not a generic rule from another borrower's case.
If you are already negotiating on a property, timing becomes even more important because contractual deadlines do not pause while a bank reassesses your employment.
How to Reduce Mortgage Risk When Changing Jobs
- Discuss the job move before resigning if you are already in a mortgage process.
- Do not assume a higher salary guarantees a higher mortgage approval.
- Keep copies of your previous employment and income documents.
- Prepare the new contract, salary certificate and salary-credit evidence early.
- Avoid taking new debt at the same time as changing jobs.
- Check whether the new compensation is fixed or heavily variable.
- Re-run affordability if your salary or allowances change.
- Get updated pre-approval if the lender asks for reassessment.
- Do not sign a property agreement based only on an old pre-approval.
Frequently Asked Questions
Can I get a mortgage in the UAE while I am on probation?
Possibly. There is no single UAE-wide ban, but individual banks apply their own minimum-service and employment policies. Probation can narrow lender choice or trigger additional review.
Can I get a UAE mortgage immediately after changing jobs?
It depends on the lender and your wider employment history. Some banks publish minimum current-job service requirements, so a recent move may restrict available options.
Will changing jobs cancel my mortgage pre-approval?
Not automatically, but it can trigger reassessment because the pre-approval was based on your previous employment and income information.
Does a higher salary in my new job improve my mortgage eligibility?
It can improve affordability, but the shorter employment history, new probation period or more variable income structure can still affect lender policy.
Can a bank check my employment again before completion?
Lenders may request updated employment and income evidence before final approval or completion, particularly if circumstances have changed.
Should I tell my mortgage adviser before resigning?
Yes. If you are already in the mortgage process, a planned job change should be discussed before it affects the application or property timeline.
A Job Change Does Not Always End the Mortgage Plan
A new job can improve your income and still complicate your mortgage.
That is because lenders assess both affordability and stability. The salary number matters, but so do service length, probation status, income structure and the lender's own policy.
If you have recently changed jobs, are planning to resign or are still on probation, review the profile before committing to a property. Explore new mortgage options in the UAE or update your mortgage pre-approval before relying on an old borrowing figure.
Mortgage eligibility is subject to individual lender assessment, documentation, borrower circumstances, property eligibility and applicable UAE regulations. Bank policies can change.
